UK and overseas property
We support UK limited companies with UK and overseas rental property, and individuals who need advice on the UK tax implications of overseas income or gains. Where overseas filings or local tax advice are required, these are coordinated with advisers in the relevant country.
Our work concerns accounting and tax. Recommendations on investment products, mortgages or other regulated financial products are referred to appropriately authorised advisers.
Estate accounting and tax support
We support executors and personal representatives with the accounting and tax matters arising after a death, including estates with rental property, a business or company interests. Our work can include:
- Rental income and expenditure during administration.
- Outstanding business accounts and the deceased’s personal tax returns.
- Reviewing records for inherited businesses and property portfolios.
- Estate income records and relevant tax returns within the agreed scope.
- Accounting and tax considerations for businesses or property activities continuing after a death.
- Bookkeeping arrangements for a continuing business.
We liaise with the appointed solicitors and other advisers where needed. Our service covers accounting and tax support; probate applications and legal estate administration are handled separately by the personal representatives and their legal advisers.
Frequently asked questions
Should I hold rental property through a company?
It depends on financing, expected profits, how you need to use the income and your longer-term plans. Transferring existing property can create tax and financing costs. We compare the relevant options before you make a change.
How does the residential landlord finance-cost restriction affect me?
For affected individual landlords, residential property finance costs are generally relieved through a basic-rate tax reduction rather than deducted in full when calculating rental profit. Limits and carry-forward rules apply. Companies are subject to different rules.
When should I plan for tax on a property sale?
Before you enter a binding commitment, ideally before exchange of contracts. UK-resident individuals generally need to report and pay Capital Gains Tax due on UK residential property within 60 days of completion. Non-residents have wider UK property reporting obligations, and company disposals follow Corporation Tax rules. We check the requirements for the seller and transaction.
Can you help when an estate receives rental income?
Yes. We can help with rental records, relevant accounting and tax returns, and the tax implications of continuing arrangements, working alongside the executors and legal advisers.
